All that for how much?

Our fees for these services are:
50% of the first month’s rent and then 10% or $75.00 (whichever is greater) for the remaining months the property is leased. This 50% fee is charged each time a NEW tenant goes under lease. If the same tenant rents for year after year, you only pay the 50% fee one time.

Accounting/Lease Services

  • Thorough pre-application and full application procedures
  • Background checks on prospective tenants
  • Prepare and sign lease for owner
  • Collect rents, assessments and deposits
  • Monthly statements to owner on 10th of each month
  • Direct deposit to owner’s bank account on 15th of each month
  • Bill pay service for repairs, maintenance and utilities
  • Work with owner on past due amounts and evictions
  • Collect 1 months’ rent and security deposit at lease signing
  • Prepare financial reports monthly and yearly including 1099


Because we are full-time Realtors, we can also help you in buying and selling properties. We have access to the MLS and other resources to not only help you find a new property for your portfolio, but sell your current property as well. Our expertise is not only in residential, but commercial properties as well.


  • Secure property with lock box while vacant
  • Arrange all maintenance to preserve property condition
  • Arrange for lawn care and snow removal
